If you are not sure about any part of the application process or what you should include in your proposal we are able to help.
South Gloucestershire Council welcomes pre-application enquiries regarding potential planning applications, and will, subject to the availability of staff resources, will provide pre-application advice. This may be on a chargeable basis.
If you would like to use this service, please complete the pre-application advice enquiry form or contact us supplying the following information:
- Your name and address
- The application site address and owner (if different)
- A site location plan (preferably to scale or dimensioned so we can identify clearly where the site is and how it is accessed)
- What the site is currently used for
- What development you intend to do (building, alterations or change of use for example). Please give as much detail as you can (sketch plans of the location, dimensions and appearance will assist and need to be dimensioned or to scale)
- How quickly you need a response. We aim to acknowledge receipt within two working days, respond in writing within 10 working days and if a meeting is required, arrange this within 15 working days
The service is free of charge for all applications other than for major planning applications. Major planning applications are defined by the government as applications for:
- 10 or more dwelling houses or the site is 0.5 hectare or more in area, or
- The provision of a building or buildings where the floorspace will be 1000 square metres or more or
- Development which will be on a site of 1 hectare or more in area
If you are submitting a major planning application and need pre-application advice you will need to complete:
- A pre-application advice enquiry form and
- A fee acceptance form
We cannot advise you if these forms have not been completed and you have not accepted our charges.
If your enquiry relates to a proposal for under 50 dwellings or 2hectares for a residential site, or under 5,000sqm floorspace or 1ha for non residential site please contact the Development Services Team.
If your enquiry relates to a proposal over these thresholds, please contact the Major Sites Team.
Developers submitting major applications also need to be aware of section 106 agreements.
