Building regulations are legal requirements laid down by the government. The aim of the regulations is to achieve adequate standards for the construction of buildings. This includes health and safety, energy conservation and access and facilities for disabled people. The regulations apply to most building work, with a few exemptions. Building regulations should not be confused with planning permission and will often apply to work which does not require planning consent.
The Building Control Team is responsible for checking plans and the inspection of work. We also deal with dangerous structures, demolitions and derelict properties.

If you are carrying out, or having building work done, you may need to notify the Health and Safety Executive (HSE) and may have other duties as well under the Construction (Design and Management) Regulations 2007 (CDM 2007). Although a domestic client does not have duties under CDM 2007, those who work for them on construction projects will. Visit the HSE site on the other websites on this page for more information.
Building control application fees
In accordance with the Building (Local Authority Charges) Regulations 2010, the Council has set a scheme of charges for Building Control applications which will come into force on the 1st April 2011.
We are pleased to be able to announce that the fee levels for 2011/12 have not increased from the current levels. However the opportunity has been taken to simplify the fee scheme where-ever possible and new discounted fees have been introduced for work involving renewable energy installations in line with the Council’s priority to promote sustainability and energy conservation.
Additionally, standard fees have been set for the majority of domestic works and a copy of the fee schedule applicable for these works can be viewed and downloaded by following the link in the ‘Read more’ section.
