Of course, there's no need to remind you that local authority searches tick all the boxes in terms of quality. A search will give details of:
- Any plans to build new roads nearby
- Adopted roads or footpaths next to the property
- A full planning history
- Local plan designation
- Building regulations
- Any tree preservation order or listed buildings or conservation areas
- Any enforcement notices
For an extra fee you can also ask for information about any public rights of way and details of any planning next to the property.

The Local Land Charges Act 1975 makes provision for compensation if anything goes wrong. The accompanying CON29 R enquiries are completed by professionally trained council staff with extensive local knowledge. A new CON29 was introduced on 1 August 2007 this deals with issues such as road schemes, compulsory orders, the planning history of the property and various notices which affect the property. The new CON29 comprises required and optional parts and now customers can submit optional questions to both CON29R and CON29O. Each part is a stand-alone product that can be ordered separately. Clients who wish to discover all relevant information may still submit both parts together, though they will not have to be submitted at the same time, however there may be an additional cost for this. The new question 22 on the new CON29 optional form is designed for common land enquires. CR21 form is no longer valid and has been discontinued.
The Common and Village Green Registers and plans are available for public inspection during normal office hours but we would prefer you to make an appointment to ensure that a room can be made available for viewing the appropriate plans and register.
