SG Homes is a new service offered by South Gloucestershire Council for private landlords.
SG Homes is a Social Lettings Agency offering a property management service for landlords and an introductory service for landlords and tenants.
South Gloucestershire Council have run a successful introductory service for the last eight years. Recently landlords have contacted the Council asking them to manage properties on their behalf. SG Homes was set up to cater for the demand from the market with the hope to attract more landlords to house people in housing need.
Why do the Council need to provide this service?
South Gloucestershire Council currently have over 8,000 households on the HomeChoice system waiting for social housing. Therefore increasing numbers of people want to move into private sector housing.
At the end of 2010/11 there were 775 properties in South Gloucestershire that had been empty for more than six months. Together with the Council’s Empty Property Officer, SG Homes aims to encourage the owners of these properties to bring them back into use by providing a letting and management service.
SG Homes also aims to meet the Council’s aim of reducing the use of temporary accommodation by matching prospective tenants to housing in the private sector to avoid people becoming homeless and having to move into emergency and temporary accommodation.
Why should I let my property through SG Homes?
Private landlords have told the Council that they want long-term tenancies to avoid re-let costs and periods when the property is empty; they want a point of contact for support and advice during the tenancy; they want a tenant who looks after their property and will pay their rent.
SG Homes focuses on creating long-term, sustainable tenancies with support and advice for landlords from a dedicated Accommodation Officer.
